At the gateway to the Karwendel lies Scharnitz, the entrance to the Karwendel valleys, and Gießenbach, with an equally beautiful side Karwendel valley leading to Eppzirler Alm, Oberbrunnalm and the Fluder Valley.

minutes to Seefeld and in less than 30 minutes to
Garmisch. Seefeld, located at 1,200 m above sea level and
multiple times award-winning and famous among winter-sports enthusiasts
(Nordic World Ski Championships 2019), with over 230 km
of perfectly groomed cross-country trails, is only 9 km away and offers
excellent shopping opportunities. Access to the
outstanding trail network is possible directly in Scharnitz, virtually right
outside your new front door. Likewise, the magnificent and no less
famous excursion options that make every
athlete’s heart beat faster! The Karwendel Nature Park
covers almost the entire Karwendel massif
and, with an area of 727 km², is Austria’s largest nature park. Step
out of the house and you are immediately at the start of the
legendary Karwendel March, to the Pleisen Hut, or by
mountain bike to the Karwendel Hut, to the source of the Isar, or straight onto
the famous Karwendel circuit. The possibilities
are more diverse than anywhere else, and one more beautiful than the next.
