he purchase price multiple (also known as the multiplier) indicates how many times the annual net rent is paid as the purchase price. A multiple of 25 means that the purchase price is 25 times the annual net rent. The gross initial yield is the reciprocal of the multiple: for a multiple of 25, it is 4.0 per cent. The net initial yield deducts management costs that cannot yet be passed on and is therefore always lower than the gross initial yield. Both figures are relevant for investment decisions.
