Four remodelling tips to increase a flat's asking price

It may be time to sell your flat in Madrid. However, it is advisable not to make a hasty decision. You should first pay attention to the interior condition of your flat in order to get the best price for it. This is we want to talk about some simple refurbishments that you can do to obtain a higher price for your property.

1. Bathroom and kitchen remodelling

When potential buyers are viewing a property that they are interested in, usually the first thing they want to do is to refit the kitchen and bathroom. This is because they want to get a rough idea about the practicality of the property and how well it has been looked after by the seller. In fact, when you visit the home of any family member or friend, you have probably noticed that these are the two rooms that people pay most attention to.

In addition, it is clear that buyers, when deciding on a home, prefer not to invest large sums of money in renovations, which, in addition, will prevent them from immediately accessing the apartment. In fact, they are usually prepared to pay a lot more for a fully renovated property that they can move into right away.

2. The energy certificate

The energy certificate is necessary to sell a house in Madrid and buyers demand to see it. However, having an 'F' or 'D' rating can prove to be very detrimental to the sale. By just making moderate investments in air-conditioning units with 'Inverter' technology and placing sound-proofed windows in such a way that maximum use of sunlight is allowed into the rooms, the utility bills will not only be reduced but the price of the property will also increase.

3. Less furniture and pictures

Minimalism is fashionable so do not hesitate to get rid of all those old furniture you own to convey a greater sense of space. If you wish, you can make a small investment in some small furniture items so that the rooms do not look too empty and look functional at the same time. Forget the pictures. It is not necessary for the walls to be full of them since, just like the old furniture, they will make the rooms feel smaller.

4. Paint everything white

Make sure that, within your remodelling plan to sell your flat in Madrid, there is a section dedicated to painting the walls in white. This colour has neutral character and, in addition, it enhances the illumination of the spaces. This is one of the most valued colours by buyers. In addition, if the buyers want to apply another colour after they buy the property, they will have a much easier task of doing so.
