The surroundings of Madrid are seductive

Buying a villa or flat near Madrid has, without a doubt, a host of advantages. The most important: the duality it offers in terms of tranquility and proximity.

The metropolitan area of Madrid is the most populated in Spain and the third most populated in Europe, behind other major capitals such as Paris and London. The change in priorities caused by the pandemic generated a renewed demand in those municipalities and neighbourhoods surrounding the metropolis, as they offer larger single-family homes or flats with large outdoor spaces that are more difficult to find in the capital.


The Madrid beltway is characterised by offering different areas away from the hustle and bustle where you can enjoy a quiet life, without renouncing the proximity and excellent communications offered by the Spanish capital. In response to the significant growth of the municipalities in the metropolitan area, the infrastructure network is also expanding, which has a positive impact on the health of its inhabitants and the environment. At the end of the day, living in an environment of good environmental quality and avoiding the traffic jams typical of one of the busiest cities in Europe can only have advantages.

The type of housing most in demand on the outskirts of Madrid varies greatly depending on each municipality. For example, in the areas closest to the capital, such as Montecarmelo, Sanchinarro, Las Tablas or Valdebebas, Engel & Völkers' clients are looking for flats with a terrace and a surface area of between 150 and 195 square metres distributed over three or four bedrooms, while in the nearby and exclusive Puerta de Hierro, the most sought-after property is a flat or a house of over 200 square metres distributed over five bedrooms and with a garden. In Pozuelo de Alarcón and Majadahonda, the most sought-after properties are large flats with terraces, compared to the rest of the northwest of Madrid, with the main municipalities of the Guadarrama mountain range leading the way, where the preference is for single-family villas of between 200 and 300 square metres.
