This beautiful real estate compendium of great artistic and historical value, dating back to 1400, is located in San Pancrazio, a small town in the Municipality of San Casciano Val di Pesa. It was originally the home of noble Florentine families and was built by the Gianfigliazzi family, well-known Florentine bankers and merchants, whose coat of arms can also be admired on the facade. It is said that the main villa is one of the very few villas in the province of Florence that does not face the city because the owner family was exiled from Florence and therefore chose to build their own home in the countryside with their backs to the city. Among the guests of the family there was also Pope Leo X. The property consists of the large manor house and eight other buildings, including the winter garden, farmhouses, barns and a beautiful noble church frescoed by the master Perini and inaugurated by Pope Leo X. The stairs connecting the levels of the villa are mainly made of stone. The roofs have distinct pitches and a mantle in old-fashioned brick elements. Outside the main building there are still traces of noble characteristics of country villas with windows and French windows framed with gables and a 15th century loggia designed by the Michelozzo school overlooking the internal courtyard and supported by a colonnade. The secondary buildings have the typical characteristics of Tuscan rural buildings and in particular of the Chianti area. The land surrounding the property is currently about 3 hectares but in case of interest it is possible to purchase additional land. From the town planning instrument of the Municipality, the use as a nursing home is foreseen.


San Casciano val di Pesa: Location and surroundings of this property

The property is nestled in the beautiful Tuscan hills and can be reached via an asphalted road and a short, unpaved tree-lined avenue. With a short walk you reach the small village of San Pancrazio, where you can find essential services such as a grocery store, post office, ATM, bar, restaurant. In about 7 km you reach San Casciano Val di Pesa, where you can find restaurants, bars, supermarkets, shops, pharmacies, banks, post offices and all essential services. The location is very strategic, close to the entrance to the Florence-Pisa-Livorno, and allows you to reach the sea in about an hour by car and the renowned Forte dei Marmi in about an hour and a quarter. Not far away is the entrance to the Florence-Siena, allowing you to reach Florence in less than 30 minutes by car and Siena in less than 40 minutes. The property is surrounded by vineyards, olive groves and woods typical of the Tuscan countryside. In the immediate vicinity are the renowned Chianti cellars, the medieval villages of San Gimignano, Castellina in Chianti, Barberino Val d'Elsa and Monteriggioni. The nearest airports are Florence (about 30 minutes), Pisa (about 50 minutes), Bologna (about an hour and a half) and Rome Fiumicino and Milan Malpensa (about 3 hours).
