This exclusive farm, run by a Florentine family for three generations, is located a few kilometres from the village of Montespertoli, surrounded by the rolling hills of the Florentine Chianti region. The estate consists of the farm centre and the villa from the 13th-century.
The wine-growing area consists of about 13 hectares of vineyards with an average age of about 15 years, mainly cultivated with native vines such as Sangiovese, Colorino, Canaiolo, Pugnitello and Malvasia, as well as international varieties such as Viognier, Merlot and Petit Verdot. Every year, around 700 hl of Chianti DOCG, Chianti DOCG Riserva and IGT wine is produced from these vines, in addition to an excellent olive oil made from the 900 olive trees in full production. Certified organic since the 2020 harvest, the farm adopts the principles of integrated agriculture, completely renouncing the use of herbicides and chemical fertilisers in order to preserve the land. Within the estate there are also a few hectares of woodland and arable land, including a truffle ground.
The villa, located on the top of a hillock, is reached by crossing the estate's lush vineyards and upon arrival one is immediately struck by its elegant and refined façade. Renovated tastefully and in keeping with the local building style, it consists of a well-attended restaurant and 17 elegant bedrooms with ensuite bathrooms and several cosy living areas. The villa has an elegant garden from which one can enjoy a breathtaking view of the entire Florentine countryside as far as the skyline of the nearby, well-known town of San Gimignano. A few paths surrounded by flowering bushes lead to the swimming pool and several relaxation areas shaded by delightful pergolas.
In the slightly lower part of the estate there are two buildings used for agritourism and divided into 9 flats, each of which is furnished in rustic style and has a large living room with fireplace and a private outdoor area with table and chairs for alfresco dining. The flats comprise a total of 16 bedrooms, each with air conditioning. There are also some rooms for wine tasting and the production of jams and preserves for direct sale. The buildings overlook the second panoramic swimming pool set in an elegant garden surrounded by flower beds and olive trees.
This area also contains the buildings necessary for the running of the farm such as the cellar, the orciaia, the workers' changing rooms and various sheds and storage areas. Particular attention must be paid to the cellar, which has recently been equipped with suitable facilities for temperature-controlled fermentation. In terms of water, the farm is enriched by a spring and 2 artesian wells.


Montespertoli: Location and surroundings of this property

Surrounded by vineyards and olive groves, this property is located in one of the most beautiful areas of the Florentine countryside. Just a 40-minute drive south-west of the historic city centre, the area is famous for being surrounded by castles and characterictic villages.
The nearest village can be reached in only 15 minutes by car, providing all amenities, including pharmacies, banks and shops for daily needs, as well as cosy restaurants offering an authentic village life experience, while remaining in proximity to the big city.
Easily accessible by roads and motorways, Florence airport is about 30 minutes' drive away and Pisa airport about 1 hour. Siena is about 1 hour by car and the beaches of the Tuscan coast about 1 hour 30.
The area is very popular and appreciated by nature lovers and those who enjoy cycling and trekking.
