The private access road leading directly to the house allows for convenient parking for up to three vehicles. The property has its own spring, avoiding any additional water supply costs. The house is located at the highest point of the residential area, which comprises only four houses, offering not only stunning views and a sunny location but also a high degree of privacy. The property is located in the small hamlet of Holzneregg, approximately 1.3 kilometers from the main village of the municipality of San Pancrazio in the Ultimo Valley. Holzneregg is a small, rural community with only four residential buildings, directly connected to the Ultimo Valley state road. Access to the property in the downhill direction is via the hamlet’s private internal road, which is shared by all parties for short-term loading and unloading, as well as for deliveries and wastewater disposal. Uphill, the property can be reached via an unpaved access road that leads directly to the former private courtyard or meadow area and can be used for parking three vehicles. The plot borders a neighboring property to the southwest, a forest plot to the northwest and north, and a fallow area with a partially sloped roadside to the southeast. The former residential building was slightly elevated, approximately ten meters above the state road and about thirty meters away from it. Despite its immediate proximity to the road, the elevated position provides some distance from traffic and allows for expansive views over the Ultimo Valley. Adjacent to the forest plot, a nature trail offers a starting point for walks and hikes in the surrounding sunny deciduous forests. For ski lovers, the Schwemmalm ski resort is just a few minutes away by car.
