The property on offer here was built in 1963 as a residential building with a guest house and has been continually expanded in new stages until it is now run as a holiday hotel with up to 54 guest rooms. The last structural extension took place in 2006 with the demolition of the roof structure on the 3rd floor and a new building with two full floors, which was approved and completed. Balconies were added in 2012. In total there are now six full floors, which are connected by a central staircase with a passenger elevator. Due to the different construction phases, the different levels are partly staggered. The hotel entrance is accessed via a vestibule above street level. This also houses the reception area with reception, the restaurant with hotel bar, buffet and service area, winter garden and the kitchen, which offers enough space to run the entire holiday hotel with half board. The ski/boot room, ventilation center, laundry room, and access to the underground garage with 27 parking spaces as planned are also located here. The basement also houses a restaurant, the "Grotte" bar, which can also be accessed from outside but is no longer in operation. This bar was popular and well-attended and could be reopened, providing an additional source of income or for leasing. According to the building permit, there are a total of 43 double rooms, 3 single rooms, and an apartment for the owners. However, instead of the private apartment, 3 guest rooms are being used, and 3 additional guest rooms are being used instead of parts of the wellness area. In addition, due to a change in the floor plan, there are 15 rooms on the 3rd floor and 9 rooms on the 3rd floor instead of the approved 14, and 9 rooms on the loft instead of the approved 8. In summary, contrary to the building permit, there are now 54 guest rooms, some of which, according to information, are used for staff accommodation. Regarding the changed construction and use, it is recommended that all necessary official permits be obtained if the property is to continue operating in this form. The asphalt parking deck, constructed of reinforced concrete, was built in 2007 on the second plot below and offers space for approximately 13 cars. However, the property is largely undeveloped and borders directly on the ski slope. A space-maximizing property with potential in a versatile and central panoramic location.
