Europacity Berlin – Berlin’s Newest Neighborhood in the Making

Spanning 61 hectares — roughly seven times the size of Potsdamer Platz — a new district is taking shape in Berlin. Located between Nord- and Humboldthafen along Heidestraße, Europacity is set to become one of the city’s largest and most innovative new development areas. By 2025, the district is expected to offer around 3,000 residential units alongside modern office spaces. Renowned companies such as KPMG, SAP, TOTAL, and 50Hertz are projected to create approximately 16,500 jobs over the coming years. Within Europacity, the Quartier Heidestraße adds a vibrant, forward-looking character to the neighborhood. What was once an industrial wasteland is now transforming into an exciting new part of Berlin, full of opportunities and possibilities.

The Hub to Mitte, Wedding, Moabit & Tiergarten

Perfectly positioned for an ideal work-life balance, Europacity offers both convenience and lifestyle. Whether taking a stroll along the Spree or heading to the office in the morning, the district’s central waterside location and excellent accessibility via local and regional transport — as well as road connections along Invaliden- and Heidestraße — ensure quick and flexible commutes. Price Growth of Around 60% Since 2015

At the end of 2019, the average asking price for condominiums in today’s Europacity location was approximately €8,100 per m², rising to around €8,700 per m² the following year. In 2021 and 2022, average prices ranged between €10,400 and €10,600 per m². Considering both new-build and existing properties in Europacity and the surrounding districts of Moabit, Mitte, Wedding, and Tiergarten, this represents a price increase of roughly 89% since 2015 — a dynamic trend that few developers had anticipated.

As of Q1 2023, there are about 90 units within a 1 km radius of Europacity, currently listed at €9,000–€11,000 per m². Available properties range from 1- to 6-room apartments, with living spaces between 30 m² and 150 m², offered both as new residences and resale units. These homes appeal to a diverse audience, including singles, commuters, and families.

Overview

The project brings together the expertise of 15 experienced developers and comprises around 40 individual developments with a total of approximately 3,000 residential units. In addition, five supermarkets are being built to enhance local infrastructure. Construction began in 2012, with completion expected by 2025. The Perleberger Brücke S-Bahn station will also be upgraded by 2026 to ensure optimal connectivity.

Innovative and Modern Berlin

On the site of the former container station and freight center, a masterplan combining residential, commercial, cultural, and retail spaces is taking shape. Stretching one kilometer in length and 300 meters in width, the area offers a diverse mix of uses. In the east—along the canal—residential buildings dominate, comprising 70–80% of the space, while office and commercial areas increase toward the west by the railway tracks. The Museum Hamburger Bahnhof, located at the southern edge of Europacity, serves as a cultural anchor.

The Senate Department for Urban Development organized a city planning and open-space competition for the entire Europacity, including public squares and the new pedestrian and cycle bridges. The resulting design showcases a clear concept of understated, monumental elegance with striking grid façades and harmonious proportions—a contemporary style framed by historic quay walls and mature tree canopies.
