Interview with Karlsruhe investor Afrim Bajrami

How long have you been working with Engel & Völkers?

I have now been working regularly with the team at Engel & Völkers Commercial in Karlsruhe for ten years.

What have you specialized in as a real estate investor?

Throughout my career as an investor, I have invested in both residential and commercial properties. However, my main focus is clearly on residential real estate.

What makes real estate investment so appealing to you?

For me, every aspect of investing is interesting: it starts with the planning stage and continues through execution to the completion of the project. Most of the time, it is the undiscovered potential and its development that fascinates me about a property. When a project is successfully completed, you naturally feel incredibly proud of the work accomplished.

How much time does a real estate investment require?

A thorough inspection of a property usually takes about a week. After that, you only need between one and two days per month.

What risks should one expect with a real estate investment?

Most risks lie in incorrectly assessing the necessary renovation measures. Another common mistake is evaluating the property emotionally and glossing over the costs.

Do you already have further real estate investments planned?

Of course! When you do something you love and have developed a talent for, it is hard to stop.
