Where the city meets nature – Karlsruhe’s grandmother

Although Grötzingen can be seen as an independent district, it has been part of the city of Karlsruhe since the municipal reform in Baden-Württemberg in 1974. Nevertheless, the eastern part of Karlsruhe has a long history and is often referred to as the “grandmother” of the city, as the “mother Durlach” originally emerged on Grötzingen’s territory. Later, Grötzingen earned a reputation as a Baden painter’s village, stemming from an artist colony that developed there in the early 20th century.
Join your commercial broker from Engel & Völkers Karlsruhe Commercial on a small discovery tour to explore the district, its landmarks, and its unique features.

High-yield multifamily house in Grötzingen – buy with Engel & Völkers Karlsruhe Commercial

Grötzingen is conveniently located along the axis connecting Pfinztal, the Rhine Plain, and the Kraichgau Hills. Despite its distance from Karlsruhe city center, it is well connected, allowing easy access to urban amenities. For those who value closeness to nature over big-city bustle—but still want the benefits of proximity—Grötzingen offers an ideal residential neighborhood. Architecturally significant landmarks include the churches (such as the tower of the Protestant church in the center) and, in particular, the town hall, considered one of the most beautiful half-timbered houses in the region. One of the city’s oldest houses, built in 1463, still stands on Friedrichstraße in Grötzingen. A cultural highlight is the Grötzingen Culture Mile, which showcases the district’s rich cultural scene and artistic heritage.
Nature and a sense of freedom are conveyed by the Ringelberghohl, the popular summer Baggersee, and especially the extensive “Großer Wald” with its walking trails. The rural character of Grötzingen is emphasized by predominantly low-rise buildings, including single- and multifamily homes, and numerous natural retreats. Despite its area, Grötzingen is relatively sparsely populated and is divided into four residential quarters: Mittelviertel, Altkirchviertel, Oberviertel, and Unterviertel.
