Architecture & Spatial Concept

• Basement: The entrance to the house is formed by an inviting, glazed foyer, accessible directly from the spacious driveway as well as via the integrated double garage. The entrance gate to the property and the garage door can be opened conveniently by electronic control. This level includes a generous cloakroom, a comfortable guest bedroom with access to the garden, and a separate guest bathroom. A highly practical storage room directly connected to the double garage provides short routes for groceries and supplies. The basement is completed by a functional cellar room, a boiler room and a separate utility room. An elegant staircase tiled with fine marble leads from here to the upper living levels.

To the right extends the living room, which gains a particularly cosy atmosphere from its stylish fireplace. A seamless transition leads to the sheltered inner courtyard (patio), which is protected from the weather by its glass roof and can be pleasantly shaded with an awning and an electrically controlled curtain.
• Upper floor: This level contains the private retreats, intelligently divided into two wings. One side houses two children’s bedrooms, each with its own separate shower room. On the opposite side is the exclusive parents’ area, comprising the spacious bedroom with adjoining master bathroom. These two areas are connected indoors by a floating walkway, offering views down into the living hall and across the property. In addition, both areas provide access to the roof garden, stylishly recessed into the house like an atrium.
• Grounds: The extensive outdoor area was designed as an extension of the living space. Most of the property consists of an open, wonderfully sunny meadow, bordered at the edges by an idyllic belt of fruit trees. This expansive area offers a natural oasis of tranquillity with complete privacy directly on the edge of the woodland. A second driveway at the rear of the property provides an additional benefit in terms of comfort and accessibility. In addition to the integrated double garage in the house, the property also includes a further detached single garage.
