Berlin’s industrial and logistics market
The Berlin market for industrial and logistics real estate is making an impressive comeback: With a take-up of approximately 416,000 m², the capital region recorded a 46 % increase over the previous year and is once again in line with the long-term ten-year average. This momentum was driven primarily by strong demand for modern, ESG-compliant new-construction space, which accounted for more than half of the total. The retail sector was the largest driver of demand (38 %), followed by manufacturing (32 %) and logistics (24 %). In addition to “last-mile” concepts, flexible units under 3,000 m² are particularly in demand. The Berlin suburbs dominated the large-scale logistics sector, accounting for 72 % of market activity, while inner-city locations are characterized by a severe shortage of space. Rents showed moderate growth, with a prime rent of 8.40 EUR/m² and an average rent of 7.50 EUR/m². For 2026, Engel & Völkers Commercial expects a continued very solid transaction volume of 420,000 to 470,000 m².
