The office market in Hanover is entirely characterized by a “flight to quality”: Companies are increasingly turning to modern, high-quality spaces in central locations such as the City and City-Nord to make workplaces more attractive. Following a year of small-scale transactions in 2025, with a total take-up of approximately 101,000 m², the prime rent reached a new high of 24.50 EUR/m² due to the shortage of ESG-compliant space. The average rent in the City rose to 16.30 EUR/m² (citywide: 12.70 EUR/m²), driven in part by increased fit-out costs. The vacancy rate rose only moderately to 5.8 %, with vacancies primarily affecting older, non-energy-efficient existing properties. As a resilient market, Hanover benefits from a broad mix of industries and the public sector. For 2026, Engel & Völkers Commercial forecasts further stabilization with an expected take-up of between 130,000 and 135,000 m².
