The 2026 study for the Baltic region revealed that the average visitor stays for about four days, indicating a healthy mix of weekend trips and extended vacations. Due to limited opportunities for new construction, the inventory of holiday apartments for sale on the Baltic Sea remains highly restricted.
In the state of Mecklenburg-West Pomerania, home to several premier Baltic destinations, prices have remained stable for some time. The buyer profile is diverse; unlike in other holiday regions, no single area of origin dominates the market among prospective buyers.
Property Prices for Holiday Apartments on the Baltic Sea
As in the general residential real estate sector, a distinction is made between prime and good locations in the holiday property market. According to the Engel & Völkers Holiday Real Estate Market Report, condominiums in prime locations in Timmendorfer Strand recorded prices between EUR 11,000 and 16,000 per sqm, representing the highest prices for holiday apartments across the entire German Baltic coast.
In good locations, square meter prices for holiday apartments in Timmendorfer Strand amount to between EUR 7,500 and 11,000 per sqm. Travemünde and Warnemünde follow closely behind, with square meter prices for holiday apartments in prime locations ranging from EUR 8,000 to 13,000 per sqm. For 2026, asking prices for holiday apartments in good locations in Travemünde are between EUR 7,000 and 9,500 per sqm, while in Warnemünde they range from EUR 5,500 to 8,000 per sqm.
In prime locations on Rügen, holiday apartments feature square meter prices from EUR 6,000 to 11,000 per sqm, and from EUR 3,500 to 6,000 per sqm in good locations. In prime locations in Kühlungsborn, premium prices of up to 12,000 euros per square meter can be achieved for holiday apartments in 2026. Overall, price levels have settled between EUR 7,000 and 11,000 per sqm in prime locations and between EUR 5,000 and 7,000 per sqm in good locations.
