Young families enjoy the peace, safety and short distances that promise a relaxing holiday with plenty of variety. Couples as well as senior citizens enjoy the authentic natural scenery, extensive cycling tours and appealing culinary delights on the German Baltic coast.

Buying your own holiday home on the Baltic Sea offers owners the opportunity to regularly spend their weekends in their personal favourite place, or to rent it out to travellers and thus make the capital investment profitable.

Buying holiday flats on the Baltic Sea - Market Insights

The experts at Engel & Völkers analyse the German holiday property market every year. For the Baltic Sea region, the 2024 survey found that the average Baltic Sea visitor stays on site for 5 days, suggesting a mix of weekend trips and more extended holidays. Due to limited opportunities for new construction, the supply of Baltic Sea holiday homes for sale is extremely limited.

In the state of Mecklenburg-Vorpommern, where some Baltic Sea locations are located, prices have been stable for some time. The buyers are heterogeneous and, in contrast to some other holiday regions, there is no dominant origin among the prospective buyers.

Property prices for holiday flats on the Baltic Sea

Just as in the general residential property sector, a distinction is made in the holiday property market between very good and good locations. According to the Engel & Völkers holiday property market report, condominiums in very good locations on the island of Rügen had prices of € 7,000 - 12,800 per square metre, which is the highest price for holiday flats in the entire Baltic Sea region.

In good locations, the prices per square metre for holiday flats on Rügen amounted to 4,700 – 7,000 €. This is closely followed by Usedom and Warnemünde, where the prices per square metre for holiday flats in very good locations range between €6,500 - €12,000. In good locations, prices per square metre for holiday flats in 2024 ranged from €5,500 – €8,000 in Warnemünde and from €4,000 to €6,500 on Usedom.

In the very good locations on the Fischland-Darß-Zingst peninsula, holiday homes range from €6,000 - €8,000 per square metre, in good locations between €5,000 and €6,000. In the very good locations in Kühlungsborn, up to €12,000 per square metre have been called for holiday flats in 2024. Overall, the price level has settled between €7,000 and €12,000 in the very good locations and between €5,000 and €7,000 in the good locations.
