What determines the value of your commercial property
The value of a commercial property is directly tied to the future income that the property generates. Accordingly, the value of a commercially used property is primarily determined using the income approach. It is based on the sustainable rental income that can be achieved and takes into account the operating costs and property interest.
This is the most important factor. We analyze the remaining contract term (WALT), the creditworthiness of the tenants, and indexing. A secured cash flow is the greatest value lever.
How flexible is your property? Can office space be easily repurposed? High third-use potential minimizes the risk of vacancy and increases value.
When determining the value of commercial real estate, location is synonymous with economic efficiency. It is defined by measurable factors such as direct infrastructure connection (e.g. proximity to the highway, public transportation) and marketability (e.g. foot traffic or logistical advantages).
ESG-compliance (energy efficiency) is increasingly crucial for the positive value development of commercial properties. Non-compliant buildings may experience significant depreciation in value.
What you need to know to evaluate your commercial property
Clarity for your investment decision
The method used depends on the type of commercial property. The income approach dominates for standard investment properties (office, logistics). For leased operator properties, the rent is used as the revenue figure. For complex investments and international investors, the DCF method is standard. We use the appropriate method for a thorough evaluation of your commercial property.
The valuation of commercial properties is significantly more complex than that of residential properties, as, for example, the third-party usability and detailed analysis of lease agreements require extensive specialized knowledge. Additionally, municipal planning law, tax conditions, and market trends must be correctly priced in order to realistically estimate the value.
A commercial property valuation serves as a strategic basis for your sales or financing decision. A comprehensive, court-proof valuation report (according to § 194 BauGB) is prepared by a certified expert and is required for court proceedings or special proof obligations. The expected return on commercial real estate depends heavily on location, asset class, property quality, and tenant creditworthiness. A blanket statement cannot be made, as returns vary considerably, for example, between core objects and value-add investments. Taxes play a crucial role in the evaluation. Unlike in the private sector (where a 10-year period often applies), commercial properties are usually assigned to operating assets. The profits ("hidden reserves") are therefore almost always taxable upon sale. A precise valuation of your commercial property is the essential basis for your tax consulting to optimize the tax burden and plan reinvestment strategies (e.g. according to § 6b EStG).
