For our day of discovery of a more authentic Venice, the one that has not yet been flooded by mass tourism, we choose to start from one of the most fascinating views that one can encounter when arriving from the mainland to the historic centre: a crossroads of placid canals bordered by their fondamenta, with the typical boats moored at the bricole, the stone bridges crossing them and the beautiful palaces overlooking, which makes for a perfect first postcard souvenir shot. In this quiet city setting, our flat is located on the fondamenta that marks the transition from the Dorsoduro to the Santa Croce sestiere, on the second and top floor of a palazzetto commissioned in the early 1900s by Julius Grunwald, one of the founders of the iconic Hotel Bauer in S. Marco. Our flat has an excellent interior distribution with a hallway leading to the spacious living room and master bedroom overlooking the canal below, a separate kitchen, a windowed bathroom with bathtub, as well as a spacious room that can be used as a second bedroom or additional living area, a wardrobe room and a small storage room. On the ground floor there is a useful private storage room. The house has mixed flooring in parquet and Venetian terrazzo, three-metre high ceilings that give the rooms ample breathing space, and good natural lighting. The entire building was recently renovated and equipped with septic tanks. The proximity to connections with the mainland, the well-distributed interior spaces and the requirements for tourist rental make it a perfect property both as a residence and as an investment.
After San Marco, the Dorsoduro district is the one where important museums are concentrated, among which we remember: the Accademia Gallery, the Peggy Guggenheim Collection, Palazzo Venier dei Leoni, and the Punta della Dogana museum - François Pinault Foundation. The squero di San Trovaso and Campo Santa Margherita are also worth a visit, a meeting place for Venetians and students. The property is located in the Tolentini-Rio del Gaffaro area, a short distance from Piazzale Roma and the connections with the mainland on one side, and the lively area of Santa Margherita on the other.
