Description

In the heart of the picturesque hamlet of Nocco, in the municipality of Gignese, lies a charming stone village house set in a quaint little square where time seems to have stood still. Here, between the ancient wash house and the splendid Parish Church of Santo Stefano, one experiences a rare sense of authenticity that captivates at first glance. The property, completely renovated in 2015, spans three living levels, totaling 104 square meters, and combines the original charm of materials such as exposed stone and the rustic details of the façade with the comfort and functionality of a modern renovation. The ground floor houses the living area with a living room and kitchen, as well as a guest bathroom with a window. The upper floor, featuring the master bedroom, a small bedroom with bunk beds, and a bathroom with a shower, is accessible only via an external staircase subject to a right of way in favor of the neighbor. The second and top floor, accessible via an internal staircase, features a spacious bedroom with an en-suite bathroom. The property also includes a small 74-square-meter plot of land, located about 50 meters away, currently used as a vegetable garden; alternatively, it would be possible to park a car there after leveling the ground to match the street level, as it is slightly lower. Located in a secluded and quiet setting, Gignese is a highly sought-after destination for those seeking an authentic experience of the region, away from the busier tourist areas of Stresa, yet just 10 km from its renowned lakeside promenade. This attractive home, located 1 km from the center of Gignese and conveniently close to the historic Golf Alpino, the highway exit, and the numerous hiking trails leading to Mottarone, is undoubtedly the perfect blend of modern and contemporary interiors with the tranquility of a location nestled in a true natural oasis—the ideal setting for unforgettable vacations dedicated to sports or relaxation.

Location: Gignese, Nocco

Gignese is a renowned resort town that lies halfway between Stresa and Mottarone, as well as on the Due Riviere road that connects Lake Maggiore with Lake Orta. In the mid-19th century it was the vacation destination of the most renowned Lombard painters, and numerous villas sprang up in this era that breathed new life into the village. Right here is the beautiful Alpinia Botanical Garden, a 40,000sqm park that is home to many botanical species from the alpine and subalpine belt from various parts of the world. From Gignese you will have the possibility to quickly reach Stresa and visit the beauties offered by the pearl of Lake Maggiore such as the gardens and the sumptuous palaces of the Borromean Islands, or spend days of sporting activities near Mottarone, a mountain of about 1,500m above sea level that in winter becomes a ski resort and in summer offers beautiful trekking walks but also adrenaline thrills with Alpyland, a roller coaster with two-seater wagons overlooking the Borromean Gulf. There are several restaurants in Gignese and on the top of Mottarone, where you can taste simple traditional local dishes, absolutely healthy cuisine and an expert eye on the choice of raw materials, always of the highest quality. Very characteristic is the hamlet of Vezzo, believed to be of Roman, if not Gallic, origin. The village had some notable families, with ecclesiastics, notaries and public officials: Visconti, Calandra, De Antonis. The most characteristic spot in the village is the small central square or Piazza Caduti where, at the foot of the pink granite steps leading up to the parish church, there is a centuries-old horse chestnut tree surrounded by a sarizzo ring, formerly a well vera. Vezzo is also home to the famous 9-hole Stresa Alpino Golf Club; founded in 1924, it is one of the oldest courses in Italy. The club is situated on a green natural terrace at 700 meters above sea level and is located in one of the most characteristic areas of Lake Maggiore among beautiful natural and centuries-old forests only 7 km from Stresa. Of interest are the offerings of its restaurant lit by large windows overlooking hole 9, with a terrace for outdoor dining surrounded by greenery.
