How are real estate prices developing in Styria?
Real estate prices for residential properties in Styria are showing increasing signs of recovery. In the single-family and two-family house segment, the average selling price was above 300,000 euros again for the first time in two years. In a nationwide comparison, the price level remains rather moderate.
Real estate prices for condominiums are stagnating at around 3,000 euros per square meter. Although the number of interested parties per property has declined, buyers can still be found reliably who either contribute a large equity share or are able to finance. The Graz Basin records one of the strongest population growth rates in Austria, which keeps demand for housing generally high.

Austria's second-largest city is convincing as a popular place to live and recently had the strongest population growth among major cities. However, real estate prices and rents in the city are at a moderate level. The city is growing significantly due to strong migration and is dependent on further construction activity. Overall, the Graz region is characterized by many young residents and students in the city and many families who prefer the nature-oriented surrounding areas.
How are real estate prices developing in southern Styria?
Transactions for residential properties in southern Styria continued to decline in 2024 compared to the previous year. This is due to slight buyer restraint caused by interest rate developments. However, real estate prices are still moderate compared to the alpine regions and remain attractive for potential buyers. Single-family and two-family houses cost an average of about 266,000 euros. For condominiums, the average price is just under 2,300 euros per square meter. The trend toward vacation properties and increasingly toward exclusive properties in Styria remains unbroken. The South Styrian Wine Route and the panoramic paths through the vineyards attract particularly many visitors to the region.
