Styria is a particularly diverse federal state. Many young people are drawn to Graz, where many small apartments are offered for rent. Outside the city, the trend toward owning a house with a garden continues. In the alpine regions as well as in southern Styria, second homes suitable for weekend use are in demand.

How are real estate prices developing in Styria?

In the single-family and two-family house segment, the average selling price was above 300,000 euros again for the first time in two years. In a nationwide comparison, the price level remains rather moderate.

Real estate prices for condominiums are stagnating at around 3,300 euros per square meter. How are real estate prices developing in southern Styria?

Residential real estate transactions in Southern Styria rose again in 2025 for the first time compared to the previous year. The residential real estate market has undergone a noticeable turnaround, shifting from a phase of significant caution to a cautious recovery. However, unlike in the Alpine regions, real estate prices remain moderate and continue to be attractive to prospective buyers. Single-family and two-family homes cost an average of about 260,000 euros. For condominiums, the average price is just under 2,800 euros per square meter. The trend toward vacation properties—and, increasingly, toward exclusive properties—in Styria continues unabated. The South Styrian Wine Route and the scenic trails through the vineyards attract a particularly large number of visitors to the region.

'In the city of Graz with its solid foundation, a rising price development can be expected in the long term, partly due to migration and reduced new construction activity. There continues to be strong demand in prime locations.'
