Just under 40 percent of Austria's population lives in the Linz-Wels-Steyr region, while the north and west of Upper Austria are rather sparsely populated. Prices for single-family and two-family houses are highest in Linz. The peak prices in the federal state are in Vöcklabruck, in the Gmunden district in the Salzkammergut, as well as in Linz city.

How are real estate prices developing in Upper Austria?

The number of transactions in Upper Austria reached around 6,100 residential property sales in 2024, the same level as in the previous year 2023. In the condominium segment, average prices of around 3,500 euros per square meter were achieved. In Linz, the average real estate price in 2024 was around 3,900 euros per square meter, significantly higher than in the two neighboring cities. Compared to other major cities in Austria, this is still a moderate price level – only Graz is somewhat below this. The highest real estate prices in the federal state, however, are achieved for special apartments, such as those with lake panoramas, in the Salzkammergut. After the interest rate developments of recent years, market stabilization can now be expected.

There are countless recreational opportunities, a large cultural offering, an excellent education system, and also good connections to Salzburg, Graz, Vienna, Munich, and also to the Czech Republic. Premium locations at the lakes of the Salzkammergut will continue to be very sought after. In the cities, there will be differences between locations.
