Berlin's office market is picking up

Engel & Völkers Commercial recorded the most transactions in the capital in Q1 2026.

The Berlin office market got off to a dynamic start in 2026. In the first quarter, approximately 140,000 square meters of office space were leased, significantly more than in the same period last year (approx. 123,800 square meters).

“The market is back, and it’s significantly more vibrant than many had expected just a few months ago. We’re seeing companies act with greater confidence again and no longer putting off decisions,” says Aissatou Frisch Baldé, Head of Commercial Leasing at Engel & Völkers Commercial Berlin.

Engel & Völkers Commercial further expanded its market position, brokering approximately 7,523 m² of office space across 23 leases in the first quarter of 2026 (Q1 2025: 5,240 m² across 20 leases). This makes the brokerage firm the leader in the number of transactions on the Berlin office market so far this year.

The average rent in the first quarter of 2026 was 25.40 euros/m² (Q1 2025: 26.37 euros/m²), while the prime rent rose to 46.00 euros/m² (Q1 2025: 45.00 euros/m²). This trend indicates increasing differentiation in the market. High-quality new-build space in prime locations remains in high demand, but tenants in secondary locations or existing properties are generally more price-sensitive. “Anyone currently close to the market can see that demand is there. However, it is becoming more selective,” says Frisch Baldé.

Momentum is coming particularly from the technology sector. Fast-growing European software and platform companies are driving demand for modern office space. Examples include companies such as JetBrains and Doctolib, which are further expanding their presence in Berlin.

At the same time, signs of a return to large-scale leases are becoming more pronounced. Corresponding space requests are once again increasingly visible in the market, though many could not yet be finalized in the first quarter.

For the full year 2026, Engel & Völkers Commercial expects total space turnover in Berlin to reach 600,000 to 650,000 m². “The big deals haven’t disappeared; they’ve just been postponed. I expect we’ll see a few more major deals in 2026,” explains Frisch Baldé.
