Description

Welcome to an estate of a kind not found anywhere else in the heart of Germany!

Idyllically situated between the Spessart and Rhön, the Seemühle awaits you.

Almost 17 hectares await you, offering several superlatives:

A completely secluded location, largely fenced grounds and complete independence from the outside world—all combined with magnificent scenery.

This incomparable estate lies in the Waizenbach Valley, which opens toward the Franconian Saale, surrounded by expansive meadows and mixed woodland. Unlike many other mills, the Seemühle enjoys abundant sunshine: its valley is very open toward the southwest, while the hills bordering it to the east are not particularly high.

The buildings are reached via an almost 500-metre-long private driveway. In 2014, they were either comprehensively renovated to a high standard in cooperation with the heritage conservation authorities or completely rebuilt with particular consideration given to building biology principles. More than 1,000 square metres of living space are distributed among the historic mill building with a functioning bakehouse, the lakeside barn, the forest house, a total of ten treehouses and two shepherd’s wagons. For the maintenance and management of such a large estate, there is also a service building between the treehouses and a maintenance yard with barns, storage facilities and a workshop.

The estate’s absolute unique selling point, however, is the possibility of constructing extensions under a development and land-use plan specifically established for this property. Designated as the “Seemühle Special Tourism Area”, the land-use plan expressly permits not only operation of the “Seemühle Treehouse Hotel” nature resort but also private residential use.

The mill houses the reception and kitchen of the complex, which is currently operated as a hotel. The upper floors also contain various conference and meeting rooms. During the renovation, great importance was attached to natural, top-quality materials and preserving the special charm of this 17th-century building, without sacrificing modern living comfort.

Built in keeping with the mill’s appearance, but newly constructed, the two-storey lakeside barn is another highlight. In many areas, glass replaces the clay infill between the timber framework, giving the building a modern character. At the same time, this makes the interior flooded with light and opens up views of the idyllic mill pond.

It is hard to believe that this body of water was artificially created, so perfectly does it blend into the landscape. Fed by a drinking-water spring, it serves hotel guests as a place to cool off after visiting the sauna, which is located in a shepherd’s wagon directly beside it. But that is not all: over several hundred metres, the aforementioned Waizenbach meanders picturesquely across the estate and, as it did four hundred years ago, feeds the sandstone-lined channel whose water drives the mill wheel.

There is no need to worry about torrential rain or flooding. As an active flood-protection measure, a specially created flood bypass diverts the watercourse away from the buildings when necessary. Numerous green areas, totalling eight hectares, are ideal for keeping horses on the property.

The centrepiece of the hotel operation is the ten treehouses. They blend unobtrusively into the mature woodland on the western slope of the valley. Built around the trunks of mighty oak trees, they offer a truly exceptional overnight experience. Naturally untreated spruce, larch and oak are the materials of choice, creating a pleasant and healthy indoor climate. Stylishly and individually furnished, they do not require guests to forgo the comfort of a private bathroom. Nevertheless, all the treehouses, as well as the “Fuchsbau” shepherd’s wagon—with its private terrace and idyllic views—are fully suitable for winter use. Trace heating makes this possible, while an elaborate monitoring system ensures it remains operational. All buildings are heated with electricity in full compliance with ESG standards—unsurprisingly, as the mill wheel and its 6 kW generator produce enough power for up to 15 households.

Let yourself be enchanted by this truly special place and relocate your country estate or business to the Seemühle!

Location: Gräfendorf, Bavaria

The municipality of Gräfendorf, with a population of around 1,300 and hourly train services, is situated in an idyllic location in the Main-Spessart district’s nature park in Bavaria. It is one of Germany’s largest and most species-rich forest areas. The region is characterised by deciduous forests, hills and the Franconian Saale, which winds through the landscape. Gräfendorf’s geomorphological and vegetation-geographical diversity makes the municipality a paradise for nature lovers and outdoor enthusiasts.

During the summer months, the surrounding area offers numerous opportunities for hiking and cycling tours. The Saale also provides ideal conditions for canoeing and fishing, while numerous vantage points, such as the Sodenberg, offer impressive views of the attractive surrounding landscape. The flora and fauna are remarkably diverse and include rare plant species as well as wildlife such as lynxes and wildcats. This makes Gräfendorf a popular destination for nature observation and photography. In winter, Gräfendorf becomes a winter wonderland, offering particularly rewarding recreational opportunities for winter hiking, sledding and cross-country skiing.

The village boasts comprehensive basic services and well-developed infrastructure. Its facilities include a school and a kindergarten. In addition, the municipality has a bakery, village shop, restaurant and motor vehicle repair shop, all within walking distance. Basic medical care is ensured by a wide range of medical practices in nearby Gemünden am Main.

Despite its rural location, Gräfendorf has good transport links. Federal highway B27 connects the municipality directly with Würzburg, approximately 40 kilometres away, which can be reached in 35 minutes. Aschaffenburg is 80 kilometres to the west (approximately 1 hour’s drive), and Fulda is 60 kilometres to the north (approximately 50 minutes’ drive). The A7 motorway, around 25 kilometres away, provides fast connections to the north and south; the A3 runs approximately 30 to 40 kilometres to the south. Frankfurt Airport is 120 kilometres to the west (approximately 1 hour 30 minutes’ drive), while Nuremberg Airport is 160 kilometres to the southeast (approximately 1 hour 45 minutes’ drive).
