Description

This well-maintained mid-terrace house, built in 1973, offers approx. 124 m² of living space on a plot of approx. 254 m². The property impresses with a family-friendly layout, a sunny southwest-facing garden and interesting potential for future expansion. The spacious living and dining area forms the heart of the house and provides plenty of room for family life. Direct access to the garden creates a pleasant connection between the indoor and outdoor areas. The separate kitchen, a guest WC renovated in 2016 and three bedrooms on the upper floor complete the accommodation. One of the bedrooms has a loggia, providing a sheltered private outdoor area. The bathroom, also renovated in 2016, is equipped with a shower and bathtub. Electric shutters and an electric awning provide additional comfort.

The house has been continuously maintained and modernised over the years. The oil-fired heating system was replaced in 2026. The pitched roof was retiled in 2018. The fully basemented house offers generous additional utility and storage space for hobbies, household tasks, provisions or bicycles. The southwest-facing garden is a particular highlight and, with plenty of sunshine, invites you to play, relax and spend time together. A garden shed provides additional storage space.

The property also includes a separate garage with a solar-powered garage door opener. The existing pitched roof offers interesting future potential: subject to the relevant planning and building-law requirements, there is generally the possibility of adding a dormer. This could create additional living space and allow the property to be adapted flexibly to future needs.

Overall, this well-maintained mid-terrace house offers an attractive combination of generous living space, practical features, a sunny garden, extensive utility areas and promising development potential. We look forward to showing you this lovely property in person and discovering it together with you during a viewing.

Location: Widdersdorf, Cologne

This mid-terrace house is located in western Cologne, in the district of Widdersdorf, which belongs to the Lindenthal borough. The area is quiet, family-friendly and village-like, with good connections to the city centre. Several daycare centres have provided childcare for years; a grammar school has been in place since 2018, and a comprehensive school is located in Cologne-Vogelsang. The educational infrastructure is excellent for families. Local amenities include supermarkets, bakeries, banks, a post office branch, restaurants and pharmacies. These are complemented by a health and medical centre offering comprehensive healthcare. There are many leisure options: Widdersdorf Landscape Park and a large golf facility provide opportunities for local recreation. There is also a sports club and a tennis club. Transport links are good: Cologne city centre can be reached by car in around 20 minutes via the Cologne-North interchange and the A57 urban motorway. Cologne/Bonn Airport is approximately 30 minutes away via the Cologne motorway ring roads A1/A4, or 40 minutes to one hour by public transport using buses and the suburban railway. Various bus routes to different parts of Cologne depart from the Im Buschfelde bus stop, just a five-minute walk away. Along the extended route, all bus lines stop at the transport hub directly in front of the Weiden shopping centre. From there, passengers can transfer to tram line 1. In a north-easterly direction, the Bocklemünd transport hub is served; additional bus routes stop there, as do tram lines 3 and 4. A park-and-ride facility is also available. It is planned that tram line 4 will be extended from there via Widdersdorf into the Rhein-Erft District.
