Senior Living Residence in a Historic Setting with Expansive Natural Grounds

In the northeastern area of the “Johanneum” there is a directly attached farmstead, which was added to the building at a later date and thus disrupts the historic ensemble. Therefore, relocating the farmstead should be possible. The building itself covers a cadastral area of approximately 865 m² and is complemented by extensive surrounding plots. These include a meadow plot of about 15,000 m² currently used as agricultural land, as well as approximately 14,500 m² of orchards, meadows, and arable land located around 200 m from the main site. Additionally, the property includes about 37,000 m² of forested hillside. Of these areas, around 9,036 m² are designated as building land for the construction of a care facility. In 2010, a comprehensive project for the renovation and expansion of the entire site was submitted, which also includes the farmstead. The concept foresees a preservation-sensitive revitalization of the existing buildings, complemented by modern new constructions. Planned is an exclusive senior residence with medical-therapeutic infrastructure, gastronomy, leisure and spa areas, as well as spacious parklands. In 2020, a variant project was submitted. The newly planned building on the adjacent site is divided into seven floors – two underground and five above ground – forming the basis for a versatile utilization concept. The two underground levels house a spacious underground car park with direct access to the entire complex and a therapy and nursing center extending over both levels, supplemented by technical service areas such as storage, technical rooms, and laundry facilities. The ground floor contains central communal facilities, reception areas, shops, and service zones with direct connections to medical and nursing services. The three upper floors accommodate high-quality care and living units, complemented by common lounges and exclusive assisted living apartments. On the top floor, a large restaurant area with panoramic views completes the living and service offerings. Through the successful combination of historic structures, extensive agricultural land, and a forward-looking usage concept, the farmstead - within the context of the entire site - offers outstanding potential for investors, operators, and visionary project developers.
