Description

On the outskirts of the village of Wöhrden lies this thatched-roof house, more than 100 years old – a place of extraordinary character. A narrow road runs along the summer dike to this gem, set slightly back from the road and revealing itself only once you have reached the green driveway. Nestled on a plot of approximately 3,296 m² in the municipality’s countryside, this home welcomes you with a unique combination of peace, security and North German charm. The thatched main house has a welcoming entrance hall leading both to the open kitchen with dining area and to a bedroom and living room. From the kitchen, you enter the extension, which contains another bedroom, two shower rooms, a gallery room and the east-facing terrace. This part of the house has its own external entrance. The rooms exude a warm atmosphere and invite you to leave everyday life behind. The cottage is situated peacefully and idyllically on the mature grounds. It offers a high degree of privacy and impresses with its well-maintained condition and mature trees, which frame the property in a tranquil setting. Over the decades, the cottage has been carefully modernised without losing its character shaped by history. Among other things, the floor structure was completely renewed. High-quality wooden floors define the warm residential atmosphere. The main bathroom has comfortable underfloor heating. The wooden windows and external doors were replaced in the Danish style, emphasising the property’s distinctive character. Some of the retained casement windows preserve the cottage’s original charm. The thatched roof was newly installed in 2004 and has been professionally maintained regularly ever since. Accordingly, it is in a very good state of preservation. A connection for a wood-burning stove is available. The property is currently heated by night-storage heaters. Two practical external storage rooms provide additional space. The loft receives daylight through the windows in the eyebrow dormers and offers potential for additional living space, subject to planning approval. The property was built as a solid rendered structure, probably with single-leaf masonry. Drainage was installed around the building approximately 15 years ago. Lovers of historic properties will immediately take this nature-oriented retreat to heart. Anyone who appreciates traditional residential charm and values completed modernisations as well as further development potential will find a home with soul here.</final>

Location: Wöhrden, Schleswig-Holstein

With approximately 1,280 inhabitants, Wöhrden is one of the oldest villages in the heart of Dithmarschen. This mound-like elevation, once situated in the Wadden Sea, rises approximately 6.24 metres above mean sea level and is also the highest so-called “Wurth village” in the marsh. “Wurth” means a raised earth mound and gives the village its name.

Its central location between Heide, Meldorf, Wesselburen and Büsum, together with its vibrant community life, makes Wöhrden an attractive place to live. The village provides basic supplies for everyday needs. It has a bakery, hotel, restaurant, snack bar and village pub, as well as a general medical group practice, a veterinarian with a small-animal clinic and an equestrian centre.

The proximity to the district town of Heide ensures access to further everyday goods and services. Wöhrden has both a church-run kindergarten and a Waldorf kindergarten, as well as a Waldorf school. Another primary school is located in the neighbouring municipality of Hemmingstedt. Heide, Wesselburen, Büsum and Meldorf are suitable locations for attending a secondary school.

Enjoy the rural idyll and beautiful surroundings, with their many leisure activities. The village also offers cultural attractions. Let Wöhrden’s charm inspire you!
