Where Sky Meets Sea – Waterfront di Levante in Genoa

A small jewel famed for its rich history, vibrant culture and dreamy beaches. The eastern Ligurian Riviera ranks among the most captivating landscapes in Italy. At its heart lies Genoa, the capital of Liguria, where the legacy of a powerful maritime republic meets contemporary vision. With the futuristic Waterfront di Levante project that appears to hover above the sea, world-renowned architect Renzo Piano introduces a bold architectural contrast to the city’s historic palazzi.

New Chapter for Genoa
Glass facades, generous terraces and a distinctly Mediterranean way of life — with Waterfront di Levante, a visionary urban project is becoming reality in the heart of Genoa. The new district brings together living, working and leisure in one cohesive concept. Designed by the renowned Renzo Piano Building Workshop in collaboration with Studio OBR, the project reflects the signature style of Renzo Piano, whose global acclaim stems from his ability to unite architecture, function and environment in perfect harmony. Developed by Orion European Real Estate Fund V and CDS Holding, brought to life by CDS Costruzioni S.p.A., and internationally marketed by Engel & Völkers, the project represents an innovative vision of urban living for the 21st century. At its core is the idea of redefining the relationship between the city and the sea. In addition to residential and office spaces, the development includes public areas designed to contribute to the sustainable revitalization of the surrounding neighborhood.
We’re creating a space meant to be lived in, with zero impact. This project focuses on urban livability, which is achieved through lived experience.

Seaside Living with a View
Two distinctive buildings rise like modern lighthouses along the coastline. At their highest levels, 15 exclusive penthouses offer a living experience defined by space, light and refined architecture. Floor-to-ceiling windows and continuous 360-degree terraces open up panoramic views of both the sea and the city. The interior design embraces openness and flexibility, with a forward-looking approach that redefines contemporary Mediterranean living.

Design Meets Individual freedom
Buyers can choose between fully furnished, ready-to-move-in residences or tailor-made interiors designed to suit personal preferences. A standout feature of the project is the close collaboration with leading Italian design brands such as Molteni&C, Rugiano, Zenucchi, Pianca & Partners and Marco Carini Studio. Interior design is curated by Martina Re, Interior Designer and Sales Manager at Engel & Völkers, who offers bespoke solutions. From home staging and visualizations to complete interior furnishing, all tailored to the individual lifestyle of an international clientele. The color and material concepts are inspired by the coastal landscapes of Liguria, reflecting the natural elegance of the region throughout every space.

We are proud to have been selected as the exclusive partner for international marketing of the penthouses in this extraordinary project — one of the most important real estate developments in Italy. Designed by world-renowned architects, it seamlessly unites the city, the sea, and the historic center through a unique and visionary urban journey.

Focus on Energy Efficiency and Quality of Living
The project meets the highest sustainability standards. The buildings are certified as NZEB (Nearly Zero Energy Building) and have achieved LEED Gold status. Energy is partially generated through photovoltaic systems, while a seawater cooling system and controlled residential ventilation ensure a comfortable indoor climate throughout the year. Great emphasis was also placed on the use of sustainable building materials and daylight concepts designed to support the body’s natural biorhythm.
People will live and work here, and that’s essential because true urbanity relies on a mix of functions that bring the area to life 24 hours a day.

A Real Estate Market with International Potential
Genoa is increasingly coming into focus on both the national and international real estate stage. In sought-after neighborhoods such as Albaro, Nervi and Boccadasse, prices per square meter are rising, especially for meticulously renovated properties. Demand for second homes is also noticeably growing. New developments like the penthouses at Waterfront di Levante highlight this emerging potential as Genoa steadily establishes itself as a modern residential destination with global appeal.
With Waterfront di Levante, Genoa enters the international stage of contemporary living. Our role goes beyond sales: we are partners in an iconic project that combines architectural vision, sustainability, and cultural value, and we are proud to present it to an international clientele.
