Description

This extremely attractive, modern home, perfect for a family, is located in Achenkirch, in the beautiful Achensee area. With five rooms and three bathrooms, the house is a true space miracle. The modern, linear design offers beautiful, bright rooms with panoramic views. Particular attention was paid to the exquisite furnishings and workmanship. Timber construction with clay plaster and triple glazing, a heat pump, and the highest quality building materials enable extremely low operating costs and a distinctly "healthy" indoor climate. The quality of living throughout the entire building is evident even in the entrance hall. The open-plan living space is flooded with sunlight and flows into the dining area, connecting with the ultramodern kitchen. Cooking enthusiasts and amateur chefs will find their money's worth here! Equally appealing is the exit to the garden and terrace area with its exclusive lounge. The garden areas are level and would be ideal for the construction of a swimming pool. The house does not have a basement, but behind the carport, the utility and storage rooms are conveniently accessible on the ground floor without stairs. A guest toilet with a shower is also located on this level. Beyond the main entrance is a room currently used as an office, which could also be used as a bedroom. A beautiful staircase leads to the upper floor with its four bedrooms and two bathrooms, one of which is en suite. Large windows offer stunning views and plenty of sunshine. The house's location is excellent, easily accessible, yet quiet. Walking paths and recreational areas are within walking distance, and you can also cycle from the house around the lake or into the nearby Rofan region.

Location: Achenkirch, Tyrol

The popular Achensee region, with its charming villages, is known far beyond the borders of Tyrol. The main town of Achenkirch lies at the end of Lake Achensee and offers numerous opportunities for development for young and old. This combines quality living and tranquility with good infrastructure and numerous sports opportunities. The municipality of Achenkirch consists of several scattered villages in the Achental Valley (Achenkirch, Achensee, Achental, and Achenwald) and stretches from the northern tip of Lake Achensee to the Achen Pass on the Bavarian border. As the northernmost town, Achenkirch shares a share of Lake Achensee. The Seeache River originally drained the lake northward to the Isar River. In 1929, the outflow of Lake Achensee was blocked; since then, it has drained via the Achensee power plant in Jenbach, which was built between 1924 and 1927. The municipal area also includes the former Scholastika customs station (once important for salt transport, now a hotel with its own boat dock), located directly on the lakeshore, as well as the grounds of the former Achenseehof, a defunct retirement home for the singer Ludwig Rainer (1821–1893), now a lido with a chapel and its own boat dock. Access is conveniently via the Inntal Autobahn, taking the Jenbach exit. It's no coincidence that the Achensee region is so popular and well-known beyond Tyrol's borders. For athletes, there are excellent skiing opportunities, and for golfers, the Achenkirch Golf Club is close to the property. For those seeking relaxation, there are countless hiking opportunities on and around the lake, as well as in the nearby forests surrounding Achenkirch.
