The market for industrial, commercial, and logistics real estate in the Bremen region is proving to be extremely resilient and is consolidating on a sound footing. The primary driver of this positive momentum is the segment under 1,500 m², which is impressing with rapid leasing success, while large spaces of 1,500 m² or more are being marketed in a more selective and quality-oriented manner. Engel & Völkers Commercial forecasts a reliable transaction volume of 240,000 to 260,000 m² for the full year (previous year: approx. 270,000 m²). The pricing structure offers attractive prospects for market participants: Driven by demand for top-quality properties, the prime rent for new construction rose slightly to 7.20 EUR/m². At the same time, the existing portfolio remains user-friendly, with a slightly adjusted prime rent of 6.00 EUR/m² and an average rent of 4.20 EUR/m², which enhances the appeal of existing spaces. In addition to leasing, the market currently offers excellent sales opportunities: Demand for properties from both investors and owner-occupiers remains high, allowing owners to benefit from an extremely receptive buyer market.
