As key business hubs, Constance and the Lake Constance district are experiencing high demand for commercial space from sectors such as automotive, logistics, aerospace, and defense. Despite rising construction and energy costs, companies are opting for modern, sustainable spaces. However, this is offset by an extreme shortage of space, as municipalities prioritize residential construction and owner-occupier projects are reducing the supply of rental space. This excess demand is driving rents upward in the long term: For logistics space, prime rents could rise above 8.00 EUR/m² by 2028; new-construction production space could reach over 10.00 EUR/m² in some cases; and specialty retail spaces are stabilizing at 13.00 to 23.00 EUR/m². While tenants must expect limited supply and rising prices, owner-occupied projects continue to offer attractive opportunities for investors.
