The transaction volume quantifies the purchase price paid for all properties sold within a specific period. The evaluation of quoted rents is based exclusively on online apartment advertisements. The Hamburg market for residential and commercial buildings has completed its transition phase and is showing increasing movement after two years of restraint. This makes the city an ideal environment for real estate investment, as structural housing shortages combined with moderate prices compared to other European cities offer long-term stability. Current investment property strategies focus increasingly on substance and operational value creation rather than purely market-driven trends. With an average offer rent of 16.25 EUR/m² and a very low vacancy rate of 0.3 % , multi-family homes in Hamburg remain highly attractive for long-term investors.
