How is the investment market reacting to the current crisis?

Investment in apartment buildings and residential and commercial buildings is and will remain a safe haven. They are considered crisis-proof even in times of falling stock market prices. Why is this so?

  • Housing is a basic need. The income from investment in an apartment building or residential and commercial building is based on a large number of rental contracts with private players. Therefore, rental income from residential use is subject to less fluctuation than investments in other real estate markets, such as the hotel market or retail.​ Income from other forms of investment, such as equities, is much more volatile anyway, as the stock markets have recently shown. For security-oriented investors in particular – in view of the recent losses on the stock markets – the long-term stability of residential real estate will continue to gain in importance.

  • The real estate market continues to benefit from low interest rates. Recently, this has even fallen slightly again. An increase due to the current corona pandemic is not expected.

  • Residential investments have already proven their resistance to economic influences in previous crises. The banking crisis in 2008 and the euro crisis in 2011 have already shown that the prices of apartment buildings have not collapsed. In fact, rents have continued to develop positively. The impact on the real estate segment of residential and commercial buildings is therefore likely to be moderate.
