If you consider buying a villa in Germany and are even largely flexible in space, it is sometimes worth comparing the prices of different locations. Engel & Völkers Residential has already done the main work for you, and is now presenting the Residential Real Estate Market Report Germany for the luxury real estate segment for the fifth time in succession. In the report, the experts of our residential property shops collected information from numerous locations that provide you with an up-to-date overview of the market situation of villas and other types of real estate in Germany. This data forms the basis for the forecast of Engel & Völkers Germany on expected developments in the German real estate market. With 55 stores, the report covers all German metropolitan areas, a large number of large cities and particularly high-spending locations.
It turns out that prospective buyers pay the highest prices when buying a villa in Munich, followed by Hamburg. The big cities in southern Germany in particular are characterized by a thriving economy and a high quality of life, which makes the purchase of villas there correspondingly expensive. But also Frankfurt am Main, Berlin and Hamburg are in great demand for the purchase of a property. The trend to move to cities remains high and as a result drives up the purchase price of villas. Although the development in the residential property market can expect a further rise in prices in almost all German federal states this year, there are still areas with relatively cheap properties available for purchase. To name a few, for example, parts of Lower Saxony and Baden-Wuerttemberg. If you buy a villa there, you can also expect a high increase in the value of your property in the coming years. By comparison, Berlin enjoys great popularity with real estate buyers who want to buy a villa here. For homes, an average of € 658,681 was paid per villa in the German capital in 2017, and the trend continues. The university city of Oldenburg (Lower Saxony) leads by example when it comes to the comparison. The prices for a home purchase averaged at 348,630 euros in 2017. Engel & Völkers Germany does not record any price stabilization here due to the high demand for high-quality real estate.
