Calculate your Hamburg property tax in a few easy steps
Hamburg has used its own property tax model since 2025. Here we explain what this means for you and how high your tax burden is likely to be, including the formula and a practical example.

Owning property in Hamburg comes with one annual certainty: property tax. Since 2025, Hamburg calculates this tax using its own residential location model – independently of federal rules. Whether you have just received your property tax assessment notice or are planning to buy a property in Hamburg, understanding how the amount is calculated helps you stay in control of your costs. In this guide, you will find the current formula, all relevant factors at a glance, and a practical example that makes the calculation straightforward.
As the owner of a property in Hamburg, you pay property tax to the city. And your exact tax amount is shown in the property tax assessment notice (“Grundsteuerbescheid”) issued by the City of Hamburg.
Your exact property tax amount is stated in the property tax notice issued by the City of Hamburg.
Since 2025, Hamburg applies its own residential location model to calculate property tax.
Formula: (Living area × base value of the building + plot area × base value of the land) × tax measurement rate × assessment rate
If you rent out your property, you can pass the property tax on to your tenants under certain conditions.
What is the new property tax in Hamburg
Since 2025, Hamburg has been calculating property tax using its own residential location model. The procedure is value-independent: it focuses on the plot size and the location of the property. In principle, there are three types of property tax:
Property tax A: For agricultural and forestry land
Property tax B: For buildable and built-up plots
Property tax C: For building-ready, but still undeveloped residential plots
For most property owners in Hamburg, property tax B is the relevant category.
Who pays property tax in Hamburg?
Every owner of a property in Hamburg pays property tax. All property owners receive a property tax assessment notice that shows the annual amount due. This sum is payable in four equal instalments, each due in the middle of a calendar quarter.
If you rent out your property, you can under certain conditions pass the property tax on to your tenants. You can find out more in our guide on passing property tax on to tenants.
How to Calculate Property Tax in Hamburg
Calculation Formula
(Living area×base value building+plot size×base value land)×tax rate×multiplier
| Factor | Value |
|---|---|
Base value living/usable area | €0.50 per m² |
Base value plot | €0.04 per m² |
Tax rate – normal residential area | 52.5% |
Tax rate – good residential area | 70% |
Tax rate – usable area | 87% |
Tax rate – plot | 100% |
Multiplier property tax A | 100% |
Multiplier property tax B | 975% |
Multiplier property tax C | 8,000% |
Which tax rate applies to your property depends on its location. Most of Hamburg falls under the “normal residential area” category; some streets are classified as “good residential area”. You can find more detailed information here. The relevant category for your property is also shown in your property tax assessment notice.
Example calculation: How to work out your property tax in Hamburg
A concrete example makes the calculation easier. Imagine you own a single-family house with 150 m² of living space on a 500 m² plot in a normal residential area:
| Step | Calculation | Result |
|---|---|---|
Living area | 150 m² x €0.50 | €75.00 |
Plot | 500 m² x €0.04 | €20.00 |
Tax rate | €75 x 52.5% + €20 x 100% | €59.38 |
Multiplier | €59.38 x 975% | €578.96 |
In this example, the annual property tax amounts to €578.96, payable in four instalments of €144.74 each, due at the middle of every quarter.

Calculating property tax in Hamburg
Your questions, Our answers
Hamburg has used its own residential location model since 2025. The calculation is based on the following formula:(Living area×base value building+plot size×base value land)×tax rate×multiplier
You will find the exact values in the table in the section on the calculation formula above.
Under Hamburg’s new residential location model, the amount of property tax depends on three main factors: living area, plot size and location. In addition, property tax C introduces a separate category for building-ready but still undeveloped residential plots. As a result, the amounts may differ from previous property tax values.
For 2026, the multiplier for property tax B (built and buildable plots) is 975%. For agricultural and forestry land (property tax A), it is 100%. For building-ready but undeveloped residential plots (property tax C), it is 8,000%.
Property tax B applies to built or buildable plots. Different calculation factors apply here compared with agricultural and forestry land (property tax A) and still undeveloped residential plots (property tax C).
