Descrizione

This exceptional residential and commercial building in the heart of Zirl combines historic charm with modern living comfort, offering a rare opportunity for owner-occupiers, investors, or those seeking a combination of living and working. Built in 1908 according to plans by a Munich architect, the building has been in the same family for approximately 40 years and has been continuously maintained and extensively modernized over the past decades. The striking facade with its historic paintings already lends the building a special character – all without any listed building status. The arched gateway belonging to the property further emphasizes its unique architecture. The ground floor features a high-quality renovated commercial space with approximately 60–65 m² of usable area. Large display windows, a representative showroom, an office, a workshop, and a restroom create ideal conditions for attractive commercial use. The unit was comprehensively renovated in 2014 and has been leased on a long-term basis with index-linked rent adjustments to a successful goldsmith/jeweler since 2015. Separate heating, water, and electricity meters ensure clear separation of the units. This spacious maisonette apartment on the upper and attic floors offers approximately 226 m² of living space and 9 rooms, providing a variety of uses – ideal for families, multi-generational living, or individual living concepts. The first floor includes a kitchen with a dining area, a large living room, a bathroom, a separate WC, and an additional laundry/fitness room. The attic floor features several bedrooms, another bathroom, and a charming gallery. A particular highlight is the garden directly connected to the house – a true rarity in this central location. The garden not only offers excellent recreational value but could also be converted into private parking if desired. The house is in excellent technical condition: new soundproof windows with electric blinds, 14 Velux skylights, modern gas heating, renovated bathrooms, an insulated roof, up-to-date electrical wiring with a new meter box, fiber optic connection, and an alarm system with emergency call function provide modern comfort and security. Another exceptional feature is the included, unencumbered right to harvest and use wood from a 3-hectare forest area in Zirl – a rare and unique selling point with added sentimental value. This property uniquely combines historical character, modern amenities, secure rental income, and urban living with a garden. An offering of this kind rarely comes onto the market. Posizione: Zirl, Tirolo

The property is situated in a central and established residential area in the heart of Zirl. Kirchstraße is one of the town's main residential and commercial streets, offering excellent infrastructure with easy access to shops, restaurants, schools, and other public facilities. The elementary school, kindergartens, and other educational institutions are within easy reach. Cultural and sporting facilities are also located nearby. The connection to public transportation and the regional road network is excellent. The market town of Zirl encompasses the Martinswand mountain, the Ehnbachklamm gorge, and part of the Nordkette mountain range, a well-known hiking and skiing area. The village's location on the Via Claudia Augusta made Zirl an important transportation hub from early times. The grapevine in the town's coat of arms reflects the local winegrowing tradition and, consequently, the mild climate. This idyllic holiday destination lies at the edge of the Karwendel Mountains, making it a perfect starting point for beautiful hikes along the Karwendel High Trail, to the Neue Magdeburger Hütte mountain hut at 1,633 meters, or up to the Solsteinhaus mountain hut. A popular climbing destination is the Martinswand, with its 153 routes in the Jungle Book climbing area and its surrounding nature reserve. Down in the valley, the Inn Cycle Path in the Tyrolean Oberland takes cyclists directly from the Swiss Engadine to Innsbruck. For those who prefer not to venture into the mountains, the outdoor swimming pool, tennis courts, and mini-golf course in Zirl are recommended in the summer. Zirl is also a good starting point for winter vacationers. The ski slopes, cross-country ski trails, and fun parks of various ski resorts are easily accessible. These include the Oberperfuss ski area on the Rangger Köpfl, Axamer Lizum, and Kühtai. Since the 17th century, Zirl, along with Thaur, has been one of the centers of Tyrolean nativity scene making. Other attractions in the village include the Parish Church of the Holy Cross with frescoes by the church painter Franz Plattner and the Fragenstein ruins, part of the nature reserve high above the village. This castle was built in 1209, but was destroyed in the early 18th century during the War of the Spanish Succession. Overall, the location is compelling due to its combination of central infrastructure, family-friendly environment, and high quality of life in one of the most sought-after communities west of Innsbruck.
