Buying a house in Unterdürrbach & Oberdürrbach
&w=1920&q=75)
With an area of 13.64 km², Dürrbachtal is the second largest and northernmost district of Würzburg. The district consists of the districts of Dürrbachau, Unterdürrbach and Oberdürrbach. Despite its large area, Dürrbachtal has a low population of just under 6,061 inhabitants. While Oberdürrbach and Unterdürrbach are almost exclusively residential areas, the Veitshöchheimer Straße industrial estate stretches along Dürrbachau. The B27, an important federal highway, also runs between the New Harbour and Dürrbachau.
The name of the district is derived from the Dürrbach stream that flows through the area. While Dürrbachau has always been part of Würzburg, Unterdürrbach and Oberdürrbach were independent towns for a long time until they were incorporated in 1976 as part of the municipal reform.

As already mentioned, Dürrbachtal can be divided into the three districts of Dürrbachau, Unterdürrbach and Oberdürrbach. The district runs for seven kilometers from Veitshöchheimer Straße via Unterdürrbach up to Gadheimer Straße, which is located in Oberdürrbach. Dürrbachtal is therefore often referred to as a "street village". Another special feature is that the three districts have never grown together and have therefore remained autonomous and independent to a certain extent. In order to get to know the borough better, it is divided into its three districts below:
Dürrbachau
The residential area of Dürrbachau surrounds the Veitshöchheimer Straße industrial estate on the one hand and runs along Unterdürrbacher Straße on the other. Above the commercial area, mainly small apartment buildings as well as individual detached houses and semi-detached houses can be found uphill. Houses with large plots and gardens are lined up along Unterdürrbacher Straße. Both residential areas in Dürrbachau are located on a steep slope. A kindergarten, two supermarkets, a furniture store, electronics store and many other stores offer everything for daily needs.
Unterdürrbachau
Between Dürrbachau and Oberdürrbach, the Unterdürrbach district is an interesting residential area: the many houses in a row and the very narrow streets contribute to a certain old town flair. At the same time, as in the entire Dürrbachtal valley, there are many detached and semi-detached houses with large plots of land, although there are also a few terraced houses and semi-detached houses. The Catholic parish church of St. Rochus and St. Sebastian forms the center of the former village. Steinburgstraße leads to Steinburg Castle, which is located right next to the vineyards and offers a panoramic view over the whole of Würzburg. There is also a renowned hotel with a restaurant here.
The Würzburg-Dürrbachgrund elementary school provides education for primary school children in the entire Dürrbach Valley. Right next door is the martial arts hall of TV 1862 Unterdürrbach, a sports club with many departments ranging from badminton, wrestling, martial arts and table tennis to senior soccer. The triple gymnasium, which is located on the same site, also offers plenty of space for various events. There are no shopping facilities for groceries, but there are supermarkets in both Dürrbachau and Oberdürrbach. There is a pizzeria and a German restaurant where you can eat out.
Unterdürrbach is a wine-growing village in the Franconian wine-growing region. The shell limestone soils around Unterdürrbach are just as suitable for growing wine as the location in the Maingau climate zone, which is one of the warmest in Germany. Several monuments have been preserved in and around Unterdürrbach, which have been placed under special protection by the Bavarian State Office for the Preservation of Monuments.

Oberdürrbach
Oberdürrbach forms the northernmost part of the district. Like most of the Dürrbachtal valley, Oberdürrbach is surrounded by forests and empty spaces. The district is predominantly made up of detached houses, semi-detached houses and a few individual apartment buildings with apartments. In general, there are rather few apartment buildings and consequently few apartments. A Tegut supermarket offers residents the opportunity to buy groceries. There is also a guesthouse and a popular beer garden.
The Dürrbachtalhalle, a club-owned multi-purpose hall, is used for sporting, cultural and social events. Oberdürrbach also has its own sports club, SV Oberdürrbach 1959 e.V., with a soccer pitch and tennis court. A hairdresser, a kindergarten, a social club and the volunteer fire department round off the district's infrastructure. The Catholic parish church of St. Josef is a small classical hall church dating from 1816 and is appreciated by many people for its striking architecture. Oberdürrbach has an association that represents the interests of the citizens.
In general, the Dürrbachtal offers plenty of space for recreation. The entire district is surrounded by large natural areas and forests that are ideal for walking and hiking. A spacious riding facility, as well as a dog school and an Alpacca/Lama farm offer plenty of fun for animal lovers. The Schenkenturm with an adjacent Italian restaurant is also a popular excursion destination for families. The Würzburg-Schenkenturm airfield is located here, a commercial airfield for small motor planes, helicopters and gliders. It is owned and operated by the Flugsport-Club Würzburg e.V.. The bowling center in the is also a popular leisure attraction. Bus route 13, which runs through all districts, connects all three districts with Grombühl and the bus station, and bus route 27 runs as far as Dürrbachau. The industrial estate in particular is very well connected by public transport.

Veitshöchheimer Straße and Neuer Hafen commercial and industrial area
Dürrbachau is home to Würzburg's largest commercial and industrial area. The Veitshöchheimer Straße commercial center is home to many well-known companies. The large, former Noell building is now the local site of FlyerAlarm, an internationally renowned printing company. In general, companies benefit from the fast connection to the B27, access to the Main and access to the Würzburg-Franfurt railroad line. This brings many logistical and production-related advantages. Below the rail network there is also a large tank farm belonging to various companies, from which the filling stations in the region are supplied with petrol or diesel at night, among other things. The production site of König & Bauer, the world's oldest printing press manufacturer with around 1,900 employees, is located in the immediate vicinity.
With an area of 87 hectares, the New Port is the third largest inland port in Bavaria and is used for handling petroleum products as well as animal feed and agricultural goods. Above the B27 is the former American barracks, which has been used as accommodation for asylum seekers since 1992.
