Formerly a farming village with agricultural use, Lengfeld, located in the north-east of the city, has now developed into an attractive district for young and old.
Lengfeld forms the city boundary to the north, but also to the east with the municipalities of Rottendorf and Estenfeld. in 1978, Lengfeld was transferred to Würzburg incorporated into Würzburg. There are approx. 11,000 inhabitants spread over an area of 6.54 km².

Living in Lengfeld

The district of Lengfeld consists of several different building areas. Inside Lengfeld is the old town, which forms the core of the district and still has various functions today. Some older buildings and the former village structures have been preserved there.
The residential areas are located to the left and right of Pilziggrundstrasse and Kürnachtal. The Hochspannungstrasse and the Kürnachtal divide Lengfeld into different areas and spatially separate the old village from the old town.


Before the World War, the Pilzigtal was undeveloped and only a few garden houses were found there. After the bombing of Würzburg in 1945 and the resulting housing shortage, the garden houses were converted into permanent residential buildings. In the following years, the conversion to more robust apartments and houses continued to increase and the new school building in 1966 at the latest slowly developed the character of a housing estate.


Even today, the district is still partly divided into two parts. The old part of Lengfeld is characterized by many old buildings and farms, while the new development areas embody a modern flair.
Recent building developments have slowly brought Lengfeld's various building areas together. Today, Lengfeld is densely populated and consists of high-rise complexes, apartment buildings, detached houses and terraced houses. Almost 70% of today's buildings were built between 1970 and 1990.


Lengfeld is home to a total of 15 different associations and community life is characterized by club membership. Lengfeld is particularly popular with young families with children, which is why the number of residents has been rising for years. This can also be seen in the increase in new builds.


A major advantage of Lengfeld is its scenic surroundings and the many green spaces available. This makes a significant contribution to the attractiveness of the district. Lengfeld has a total of eleven playgrounds for children and many green spaces along the Kürnach with football pitches and nature zones for leisure and recreation.


The Kürnachtalhalle in the old town is a large sports hall and is used by various clubs. In front of it there are many seating areas where many young and older people meet.
At festivals such as the Maypole Festival on May 1, many Lengfeld residents gather in front of the Kürnachtalhalle and spend time together.

Lengfeld industrial estate

There are two industrial estates in Lengfeld. On the one hand, there is an area in the north of Lengfeld along the B19 that is more geared towards supply. On the other hand, the Lengfeld-Ost business park directly on the B9, one of the two largest of its kind in Würzburg, specializes in industrial products and services.


The North Industrial Estate is around 4 km from the city center and the A7 freeway can be reached in just a few minutes thanks to the connection to the B19. The area has benefited from the establishment of the IKEA furniture store in 2009, as this has also made the area interesting for logistics companies. There is also a supermarket, a drugstore, a DIY store and an electronics store on the site.


To the east of Lengfeld is the East Industrial Estate, which covers around 90 hectares. Along Louis-Pasteur-Straße and Nürnberger Straße there are many different car dealerships, vehicle dealerships, repair shops and various high-tech companies and specialist service providers on the Science site.

Infrastructure

As already mentioned, Lengfeld benefits from excellent connections to the city via the B9 and B19 federal highways, which intersect at a busy traffic junction on the western edge of the district. The most important thoroughfares are Werner-von-Siemens-Straße and Frankenlandstraße.
The Würzburg prison, one of the most modern prisons in Germany, is located on the outskirts of Lengfeld.


Apart from a bakery, a butcher, a farm store and several bank branches, there are now no shopping facilities in the center of Lengfeld. This is partly due to the large industrial estates in which many large supermarkets are located. Along Werner-von-Siemens-Straße there are also a few grocery stores and a Russian supermarket.


In the immediate vicinity is the former Lengfeld town hall, whose premises are now used by the library, a children's daycare center and the puppet theater.


There are a total of four kindergartens in the district as well as an elementary school.
Five bus routes run at close intervals to all residential areas of Lengfeld, ensuring good connections to the city center and many other districts of Würzburg.

Demographics and development

Lengfeld has experienced significant population growth in recent years. Overall, Lengfeld's population has risen by 2.5% since 2011 and is therefore above the average for all other districts in Würzburg. This also reflects its attractiveness. In terms of age structure, the high proportion of minors is striking, but also the rather low proportion of 18 to 30-year-olds, which is only 15%. Among other things, this is due to the change in education, as there are rather few students living in Lengfeld. The proportion of multi-person households is very high due to the large number of families.

Even though the population in Lengfeld is growing steadily, the borough - like the city as a whole - needs to expand its nursing and care facilities in the medium and long term to ensure a smooth, intergenerational transition. For this reason, various new barrier-free buildings and the creation of residential groups are planned to ensure that older people can remain in Lengfeld in the future. There are also a number of vacant lots that can be used for the construction of detached houses in the long term.

There are also plans to implement a new housing development project: a new residential area is to be created between Georg-Engel-Straße and Stauferstraße, the school is to be further expanded and additional nursery places are to be created. As the sports and leisure facilities in Kürnachtal are only available to club members, outdoor facilities in the form of fitness trails, barbecue areas and seating areas are to be built.

Real estate prices

Many Lengfeld families would like to stay in the borough, but there is currently - as everywhere else - a shortage of suitable properties. However, it is possible that some existing properties will be sold in the coming years, which will arouse interest among families in particular. The influx of almost 5,000 students is also challenging the Würzburg real estate market. For this reason, the supply in Lengfeld will increase over the next few years to meet the rising demand.
