Behind the Heuchelhof and thus the southernmost district of Würzburg, Rottenbauer has developed from a former rural community into a sought-after, dynamic urban district.

Almost 4300 people live in Rottenbauer and it is optimally connected to the city center by streetcar, yet still has a village flair. Rottenbauer is one of the fastest growing districts in Würzburg and covers an area of 5.42 km².

It is bordered to the north by Heuchelhof, to the east by the municipality of Winterhausen and to the south-west by the municipality of Reichenberg. It is about 7 km to the center of Würzburg.

Living in Rottenbauer

Rottenbauer is predominantly home to detached and semi-detached houses. There are only a few apartment buildings. Many new buildings have been constructed, particularly in the new development areas of Rottenbauer East and Rottenbauer North-East. In general, the number of residents is steadily increasing and plots of land are in high demand, which is also due to the well-developed infrastructure. In the village center, many small alleyways and streets are connected by a few widened squares.

A real village center, i.e. a recognizable village center, is still missing, but is to be planned in the near future. Overall, Rottenbauer is a self-contained and compact settlement: in the village center, the district has a slightly higher density, partly due to the historic building style. In the outlying parts, the building density is more uniform due to the open building style.

As Rottenbauer consists mainly of detached houses with gardens, there are only a few landscaped public spaces. However, children can let off steam in a total of seven playgrounds and the open landscape around the district offers plenty of space to relax. There is also a park in the north between the residential area and the industrial estate, which offers plenty of open space. Although Rottenbauer has been part of Würzburg for over 40 years, the district has retained its identity: the town center is compact and closed, reminiscent of a settlement, and there is plenty of countryside around it. Residents often refer to Rottenbauer as "town and yet country".

Infrastructure

The district of Rottenbauer is divided into two parts: a commercial area to the north, which is the second largest commercial area in Würzburg, and a residential area to the south. This is also the center of Rottenbauer. The connection to the Würzburg streetcar plays an important role: with streetcar line 5, which runs via Heuchelhof, Heidingsfeld, Würzburg city center to Grombühl, you can get to the other end of the city in under 25 minutes. The A3 freeway can be reached via the B19 and the city center is only a few minutes away by car. Via Stauffenbergstraße, which is one of the most important access roads, you can reach Heidingsfeld via the industrial estate and Heuchelhof.

Covering around 60 hectares, the industrial estate, which connects Heuchelhof and Rottenbauer, is home to a car dealership, a steel manufacturer, a logistics company and a furniture store. In the future, more trade and service companies are also expected to settle here. Rottenbauer has a good range of amenities, most of which are located between the town center and the final stop of the streetcar: a supermarket, two bakeries, a bank, but also social infrastructure facilities such as a family doctor, a physiotherapist and a pharmacy, which guarantee optimal care.

There are many sports facilities and clubs such as TSV Rottenbauer, the volunteer fire department, the scouts and a singing club. Rottenbauer also has an elementary school, two daycare centers and facilities run by Arche gGmbH, a social network. Rottenbauer is surrounded by agricultural land.

Demographics & development

As already mentioned, Rottenbauer is the fastest growing district in Würzburg. This is partly due to the development of the new housing estate in the northern part of Rottenbauer, but also to the rising birth rate and the influx of new residents. The rising birth rates characterize the attractiveness of the district, especially for families. Compared to the rest of the city, Rottenbauer is home to a particularly large number of people under the age of 18, but also many people between the ages of 45 and 64. In between, especially in the 18-29 age group, the situation is different: because there are no student offers in Rottenbauer, this age group leaves the district and moves to the city center or other cities. In Rottenbauer, there are mainly multi-person households and few to no single-person households, which explains the high attractiveness for families.

Due to the high number of people under 18, but also many people between the ages of 45 and 65, it can be assumed that a high number of care and nursing services, as well as creative living combinations, will be necessary to meet the needs of the population. Intergenerational forms of living in particular have become very popular in recent years and should be promoted in line with residents' wishes. The elementary school is also to be expanded in the near future in order to be able to offer enough classes and meet the high demand.

Facilities and locations, such as restaurants or smaller retail outlets, are being planned in order to generate more offers for the non-mobile older age group. However, the high demand cannot be fully met due to a number of gaps between buildings, which are currently being kept free. An expansion of the settlement to create more living space is planned, but the people of Rottenbauer want the identity of the village to be preserved.

The lower church square could be designated as the town center in the future and form the central point of the district. There are also plans to install charging stations for electric cars at the streetcar stops, as well as a mobile station where cars and bicycles can be rented.

Culture & sights
