General facts

The "Zellerau" district adjoins the Main district to the west. The river on one side as well as the ridge of the Marienberg and the Hettstadter Steige can be seen as boundaries.

The name is derived from the old town of Zell am Main, which is only a few kilometers to the north.

Unlike the Sanderau, the Zellerau developed rather slowly, which could be due to its remote location. At the end of the 18th century, most of the area was still used for gardens and fields. For this reason, many traditional companies such as the "Hofbräu Brewery" and "König & Bauer" subsequently settled there.

From 1900, the Zellerau was finally connected to the old town by the streetcar line. Zellerau used to be very military in character, as can be seen from the many former barracks. These were later taken over by other institutions such as the police.

The extensive development of the Zellerau only began after the Second World War through the use of the aforementioned former agricultural land and barracks plots.

Living in Zellerau

When talking about the Zellerau, a distinction is usually made between the "upper" and "lower" Zellerau. The upper Zellerau, close to the Marienberg fortress, is characterized by detached and semi-detached houses, but also some older apartment buildings with high ceilings. The proximity to the fortress in particular gives residents, but also visitors, the opportunity to combine a nice walk with a view over the whole of Würzburg.

The lower Zellerau, the northern part, is characterized by dense construction with multi-storey apartment buildings and many social housing units. The working class traditionally lives here, which is related to the proximity to the industries and factories. The former military sites have had a positive impact on the development opportunities for the district. Many buildings have been renovated, extensive sports areas have been created on Frankfurter Strasse and new living space has been created through the newly laid out, modern residential area "Zellerau-Mitte".

Almost half of the apartments in Zellerau are owned by housing associations, mostly 2- and 3-room apartments. In addition to single-family homes, only a few residential complexes and Wilhelminian-style buildings are privately owned. This high proportion is also the reason why the district attracts young people and families.

The residents of Zellerau identify strongly with their district and are proud of it. This is why they often introduce themselves as "Zellerauer" and not "Würzburger". Zellerau became a resident as a result of the influx of refugees in the post-war period. The Zellerau makes a major contribution to integration in Würzburg, as people from all backgrounds are welcomed and integrated here. Zellerau has an interactive district center with extensive infrastructure facilities, which will be discussed in more detail in the next section.

The average price for condominiums is 4,176 euros/m² and 4,115 euros/m² for houses, with rents ranging from 7.02 euros to 16 euros.

Infrastructure

Zellerau has a very well-developed and networked infrastructure. There are different schools for every educational level, from two large grammar schools to several special schools, kindergartens, day nurseries and numerous educational support facilities. There is also a wide range of facilities for senior citizens.

Zellerau is also home to many institutions for community needs. The riot police, the fire department school, the chamber of crafts, Würzburg's drainage system and various training centers.

What is special about Zellerau is the flexibility and diversity of the district. Frankfurter Straße runs from the front part of Zellerau to the very back, where it merges with Mainaustraße in the direction of Zell am Main. Along Frankfurter Strasse there are various supermarkets, several stores for garden and pet supplies, restaurants and services as well as fitness studios. The southern part of Frankfurter Strasse is almost entirely residential, with the exception of the commercial areas of the Würzburger Hofbräu brewery, while the northern part is more commercial but also has a few apartments.

The Vogel Convention Center, a large event hall, is booked by many companies for lectures and events.

For children, young people and adults alike, there are well-known sports clubs such as the Würzburger FV, DJK Würzburg and a climbing hall and skating area. The district is also characterized by the large Main meadows along the Main and the Mainaustraße above. There are also many parks, allotment gardens as well as sports fields and playgrounds. A busy cycle path leads all the way to Veitshöchheim. The Nautiland swimming pool, which was recently extensively renovated, is also located in Vordere Zellerau, near the Deutsches Gymnasium. There is also an ice rink on the grounds, which is visited by many young people and children in winter.

The free parking spaces on the Talavera site are used by many commuters. The newly developed Bürgerbräu site is home to apartments, restaurants, a cinema, a dance school and bars. There are also several small stores as well as a weekly market and Christmas market in the area - the proximity to the Montessori primary and secondary school in the Oberzell monastery is also worth mentioning.

Zellerau is optimally connected to the streetcar network and the rest of Würzburg: Line 2 runs from the main railway station via Juliuspromenade to the end of Zellerau and line 4 connects Zellerau with Sanderau. Bus line 7 runs from Zellerau to the university in Hubland.

Sights and events

The Marienberg Fortress was the seat of power of the Würzburg prince-bishops for centuries and is located on the Marienberg. It is considered a landmark of Würzburg and is visited by several thousand tourists every year.

The Kiliani folk festival takes place on the Talavera every year. It is one of the most important festivals in Bavaria and attracts up to 1 million visitors. Other visitor magnets are the annual Africa Festival on the banks of the Main and the Umsonst & Draußen Festival, which is the largest of its kind in Bavaria.
